Arris believes in designing for the client, with the client, and including
the client as an integral part of the Design Process so that everyone
has ownership and pride in the project. We do not have a specific
look, nor a specific style; the design evolves with the project, to be
parallel with the client’s needs.
Throughout the process we will work closely
with you as a partner. We are strong believers that detailed
planning at the beginning of a project saves a lot of work and cost
at the end. That being said, we understand that as the project
evolves, the parameters can change and that is why we always remain
flexible.
“The project team listened and
responded to our needs. They were a true partner in the project.” Dianna Boucher, Office Administrator, Ballard Spahr

The design always begins with you while team collaboration continues through the completion of the project.
Arris considers the planning process critical to the success of the project. This phase involves establishing project goals, gathering data, the investigation process and establishing the project requirements. Once established these goals become the parameters for project success. A project program is created which quantifies the project requirements, head counts, space types, and square footages that are needed.
Arris develops space plans based on the approved program. These
plans articulate partition, equipment and furniture locations,
and the functional relationships for personnel and operations. Arris
also develops preliminary design and color concepts at this stage.
Arris fully develops the overall three dimensional design concept.
We utilize plans, elevations and other materials to fully
communicate the design intent. Design intent includes architectural
details and ideas for lighting, electrical, equipment, furnishings,
and finishes. Based on the client’s input, drawings shall be created
for final approval.
Arris prepares the Contract Documents needed to build the space,
once the design has been approved. These documents are the legal
instrument utilized for permitting and contracting to trades,
vendors, and suppliers. They include plans, elevations, details,
legends, schedules, and specifications.
Arris will assist in obtaining bids or negotiated pricing from
qualified General Contractors. We will provide clarifications to
bidders and will then review bid pricing. Once construction begins,
Arris will facilitate the construction and occupancy of the space,
meeting and or exceeding the project schedule. This will include
regular site visits, progress meeting participation, and the review
of shop drawings, submittals and change orders.
